A homeowners policy is actually a "package" of coverages. One part of the package protects your home and belongings from specific events that that can damage your property and provides additional living expenses if you are temporarily unable to live in your home because of an insured loss.  Another important part of the package covers you for lawsuits or liability claims that might otherwise be your responsibility if you accidentally injure other people or damage their property.  

Here are brief descriptions of each coverage. In the case of any loss, the terms and conditions of the policy will apply.

 

Basic Coverages

Dwelling: Your House and Attached Structures (Coverage A)
This coverage bridges the gap between your association's policy and what is your responsibility. It applies to appliances, fixtures and improvements in the interior of your unit and property which is your responsibility under your association owners agreement. It will pay to repair or replace these items if they are damaged or destroyed from any cause that the policy does not specifically exclude. The policy lists the types of losses that are excluded. Some examples of these include flood, earthquake, or routine wear and tear. When you purchase coverage for your condominium, it is important to carry enough coverage to replace your improvements and fixtures.

Personal Property (Coverage C)
This coverage applies to the contents of your home and other personal belongings owned by you or family members who live with you. Your policy covers loss that results from a list of specified perils or causes of loss. A partial list of these includes such events as theft, fire, explosion, smoke, vandalism, and the accidental discharge of water. Certain types of property are subject to limited coverage. Examples of these include business property, money and boats. In addition, coverage is limited for some items such as firearms, artwork, business property, electronic data, and jewelry.
Extra coverage for these types of property is available by adding endorsements
to your policy.

Loss of Use (Coverage D)
This coverage helps pay for the additional living expenses that you experience during the time your home is uninhabitable due to a covered loss or if a government order denies you access to your home. These expenses must be over and above your normal living expenses. For example, a tornado tears off the roof of your home and you family must pay to stay at a local hotel while repairs are made to your home.

Personal Liability (Coverage E)
Personal Liability covers you against lawsuits for bodily injury or property damage that you or family members cause to other people. It pays for both the cost of defending you in court and any court awards - up to the limit of your policy. You are covered not just in your home, but anywhere in the world. It also pays for damage caused by your pets. So, if your son, daughter or dog accidentally ruins your neighbor's expensive rug, you are covered. However, if they destroy your rug, you are not covered.

Medical Payments to Others (Coverage F)
This coverage will help pay the medical expenses of others, such as a guest, when they accidentally injure themselves at your home. For example, the daughter of a guest trips over a sprinkler during a backyard barbecue and injures her foot.

Additional Policy Coverages
There are also Additional Property Coverages homeowners polices provide such as removal of debris or damaged trees or shrubs after a covered loss, payment of fire-department service charges, collapse of buildings, and glass breakage if caused by a covered perils.  

 

Optional Coverages
 

You have the option to add Endorsements to your homeowners insurance policy at an additional cost to provide extra protection. Examples of endorsements include:

Additional Residence – Seasonal Occupancy
Extends liability coverage to vacation properties you own.

Increased Limits on Business Property
Raises your coverage limit for certain business property on the residence premises valued greater than $2500.

Special Computer Coverage
Provides broader coverage for computer equipment.

Loss Assessment Coverage
Increases the basic limit of liability for losses charged to all unit owners by your Homeowners Association. Not available on mobile-manufactured homes.

Loss Assessment Coverage For Earthquake
Provides coverage for loss caused by earthquake and charged to all unit owners by your Homeowners Association. (Coverage availability varies by state.)

Additional Insured – Residence Premises
Provides coverage for additional parties, depending on ownership interests.

Permitted Incidental Occupancies-Residence Premises
Provides coverage for certain permitted on-premises businesses you operate.

Other Members of Your Household
Provides personal property, additional living expense, and liability coverage for unrelated household members.

Scheduled Personal Property Endorsement
Provides broader coverage for specific personal property items such as jewelry, furs, fine arts, camera equipment, etc. The basic policy has special coverage limits for many of the above types of personal property. 

Increased Special Limits of Liability (Coverage C)
Increases theft coverage above the basic policy limits for jewelry, fur, money, securities, silverware and firearms. It also increases the basic theft coverage limits for electronic devices used in an auto and electronic devices used in business while not in an auto. 

Personal Property Replacement Cost Loss Settlement
Provides replacement cost coverage without depreciation for most of your personal property.

Water Back Up and Sump Discharge or Overflow
Provides limited coverage for direct loss caused by water backing up from sewers, drains, or sump pumps, which is not caused by the negligence of an insured.

Refrigerated Property Coverage
Provides $500 of coverage for refrigerated property damaged due to power or mechanical failure with a $100 deductible.

Earthquake Coverage
Provides limited coverage for loss caused by Earthquake. (Coverage availability varies by state.)

Extended Theft Coverage For Residence Premises Occasionally Rented To Others
Provides theft coverage when entire residence is temporarily rented out, or when the dwelling is rented in part to roomer or boarders.

Unit-Owners Coverage A – Special Coverage
Broadens the coverage for building items and home improvements.

Home Day Care Coverage Endorsement
Provides limited coverage for certain home day care operations.

Additional Residence Rented to Others 1, 2, 3, or 4 Families
Extends liability coverage to rental properties you own.

Incidental Farming Personal Liability

Provides liability coverage for certain permitted incidental farming operations.
